Position Overview:
We are seeking a strategic and results-driven Category Manager for Real Estate and Facilities to develop and implement a comprehensive multi-year category strategy, including optimizing utilization and portfolio management. This role involves collaborating with key stakeholders to optimize spending and enhance partnerships with budget owners and suppliers. The successful candidate will lead negotiations for complex purchase and lease contracts, utilizing structured project management principles to mitigate risks. Additionally, the Category Manager will track and analyze category performance metrics, leveraging insights to inform strategy development while managing Master Services Agreements and other critical contracts with a focus on total cost of ownership. This position can be based in any of the following locations: Tysons Corner, VA; Melbourne, FL; Charlotte, NC; Cleveland, OH; or Lynchburg, VA.

Your Day to Day as a Category Manager – Real Estate & Facilities:
- Develop, execute, and implement a complete multi-year Category Strategy for Real Estate and Facilities.
- Collaborate with key stakeholders, team members, and leaders to optimize spend and build strong partnerships with key budget owners, functional stakeholders, and strategic suppliers to drive savings and controllership improvements, while focusing on total cost of ownership.
- Prepare, structure and execute negotiations utilizing structured project management methods and principles to negotiate and execute complex purchase and lease contracts, including engaging Legal where applicable to mitigate risk, and utilizing RFx, spend pattern analysis, contract analysis, bid evaluation, negotiations, and supplier consolidation.
- Define and leverage metrics related to category performance and continuously track them to demonstrate productivity based on “should cost” and “total cost of ownership models”, as well as site and portfolio utilization.
- Evaluate supplier core competencies and competitive positioning using industry cost models and benchmarking analysis; leveraging key-insights to inform and support the category strategy development process.
- Hold expertise managing Commercial Real Estate Services, Master Services Agreements, Master License and Service Agreements, Statements of Work, and Amendments for real estate and facilities categories and the ability to operate with high autonomy, taking full ownership of categories
Required Minimum Qualifications:
- Bachelor’s Degree with at least 7 years of commercial real estate and facilities management with strategic sourcing experience.
- Equivalent experience may be considered in lieu of a degree.
- Strong data analytics and experience generating strategic insights for informed decision-making.
- Embrace fact‐based decision making; naturally seeking to leverage and integrate market data, spend analytics, and cost modeling.
- Experience using BI tools and analytics to identify automation opportunities, and analyze spending patterns, market trends, and procurement data.
- Extensive knowledge of the basic types of commercial agreement structures and the function and purpose of key legal terms.
- Understanding of legal terms and implications; ability to redline contracts aligned with legal guidelines.
- Contract drafting experience and understanding of commercial and legal contractual terms.
- Expert negotiator with proven experience in setting negotiation strategies and conducting negotiations.
- Experienced at assessing risk and concisely explaining complex issues to principal business owners.
- Strong project management skills, including adhering to stakeholder timelines, and meeting management skills.
- Proven written and oral communicator, with strategic, analytical, and interpersonal skills to act as an effective change agent.
- Must be a U.S. Citizen
- Must have the ability to obtain DoE "L" Security Clearance.
Preferred Additional Qualifications:
- Experience using SAP.
- Real Estate licensure.

Pay: $114,000 - $180,000
The base salary range for this position in District of Columbia (US-DC) at the start of employment is expected to be between $114,000 and $180,000 per year. However, the base salary offered is based on local job market factors, and may vary further depending on factors specific to the selected job candidate, such as job-related knowledge, skills, experience, and other objective business considerations. Subject to these considerations, the total compensation package for this position may also include other elements, such as an annual cash incentive in addition to a full range of medical, retirement, and/or other benefits. Details of participation in these benefit plans will be provided at such time the selected job candidate receives an offer of employment. If hired, the selected job candidate will be employed 'at-will,’ unless employed at a location and in a position subject to a collective bargaining agreement. The company further reserves the right to modify base salary (as well as any other discretionary payment, compensation or benefit program) at any time, including for reasons related to individual performance, company or individual department/team performance, and other market factors.
